Smart Thermostats for Fan-Coil AC in UAE Apartments
If your apartment has a wall controller with fan speeds and a temperature dial, you probably have a fan-coil unit, and a fan-coil thermostat can replace it. Here is how to identify your system and check the wiring before you order.

Short answer: If your AC is run by a wall controller with fan speeds and a set temperature, it is usually a fan-coil unit (FCU). A fan-coil thermostat such as the BeOk TDS21WIFI-AC4 or TGT70WIFI-AC4 can replace that controller and add app control and schedules.
Before you buy: confirm whether you have a 2-pipe or 4-pipe system, how many fan speeds you have, and the valve voltage. Check the back box size and get the swap done by a qualified electrician. In district cooling buildings, ask building management first.
Split or window AC with a handheld remote? A wall thermostat is the wrong product. Use an IR smart remote instead.
The right smart thermostat for AC in Dubai depends on how your home is cooled. Many UAE apartments and a good number of villas use fan-coil units. Chilled water from a central chiller or a district cooling plant runs through a coil in the false ceiling, and a fan blows air across it. The wall controller does two jobs: it opens and closes the chilled-water valve, and it sets the fan speed. A fan-coil thermostat replaces that controller. It is not a thermostat for gas boilers or underfloor heating, and those products will not run your AC.
So you need a thermostat built for fan coils that matches your pipe configuration, fan speeds and valve wiring. Our fan-coil models are from BeOk. Two have Wi-Fi and Smart Life app control, and two are standalone versions. The sections below show you how to check compatibility before you order.
How AC works in most UAE apartments (fan coils)
A fan-coil system has three parts:
- The coil and fan, usually hidden above the ceiling with supply grilles in the room.
- A motorised valve on the chilled-water pipe, opened and closed by the controller.
- The wall controller, which reads the room temperature and switches the valve and the fan speed (often low, medium and high).
This differs from a split AC, where an indoor unit on the wall is operated by an infrared handheld remote. For split and window units, an IR controller such as the Luxion Universal IR Remote (LX-BG-S06) or the Luxion Wi-Fi IR + RF Remote (LX-BG-S05) gives you app control without any wiring. You can see more in our remote controls range.
2-pipe or 4-pipe? How to tell
A 2-pipe system has one coil and one valve. The pipes carry either chilled water or, in some buildings, hot water, but never both at once. A 4-pipe system has separate chilled and hot water circuits, usually with two valves, so heating and cooling are both available at any time. In practice, many UAE apartments are 2-pipe and cooling-only, but do not assume this. Check your own system:
- Look at your current controller. A simple cool-only controller with fan speeds suggests 2-pipe. A controller with separate heat, cool and auto modes may point to 4-pipe, or to a 2-pipe system with changeover.
- Read the label. Note the brand and model printed on the controller or its back plate, then look up its datasheet.
- Count the wires (with the power off). A typical 2-pipe controller has live, neutral, three fan-speed wires and one or two valve wires. A 4-pipe controller has extra wires for the second valve.
- Ask building management or the maintenance company. They know the system type and the valve specification.
Always check on each product's datasheet whether it supports 2-pipe, 4-pipe or both. If it is not clear, ask us before ordering.
What a Wi-Fi thermostat adds: schedules, app, voice
A basic fan-coil controller holds one set temperature. A Wi-Fi fan-coil thermostat adds:
- App control. The BeOk TGT70WIFI-AC4 works with the Tuya / Smart Life app, so you can change the temperature or switch off from your phone.
- Schedules. The TDS21WIFI-AC4 is listed as programmable. You can raise the set point while you are at work and cool the flat before you get home.
- Remote checks. When you travel in summer, you can confirm the AC is running as you intend. Pair it with a Luxion Wi-Fi flood sensor under the FCU drain area for leak alerts. See more in smart sensors.
- Voice. Amazon Alexa has been officially available in the UAE since December 2021, in English and Khaleeji Arabic. Voice support for a specific thermostat depends on its app integration, and the BeOk AC models do not list Alexa or Google support. Check the product page or ask us before relying on it.
We do not quote energy-saving figures. Any saving depends on your building, your tariff and how you set your schedules.
Wiring check before you buy
Take a photo of the back of your existing controller with the power off and the wires still connected, then confirm:
- Supply voltage. UAE mains is nominally 230 V, 50 Hz. Check that the thermostat's supply rating matches.
- Valve type and voltage. Valve actuators can be 230 V or low voltage (for example 24 V), and two-wire or three-wire. The thermostat's valve outputs must match your actuator.
- Fan speeds. Count the fan wires and check that the thermostat has the same number of speed outputs.
- Neutral. Fan-coil controllers normally have live and neutral. Confirm the neutral is present at the box.
- Back box. UAE walls typically use square BS 4662 boxes (86 × 86 mm plates). Many European-style devices are designed for 60 mm round boxes. Check the thermostat's dimensions and fixing centres against your box before ordering.
- Current rating. Make sure the relay ratings cover your fan motor and valve loads.
Safety: replacing a wall controller is fixed wiring work. It must be done by a qualified electrician and follow your local authority's rules, for example DEWA in Dubai, ADDC/AADC in Abu Dhabi or SEWA in Sharjah. We do not provide installation.
District cooling buildings: talk to building management
In towers on district cooling or a central chiller, the FCU, valve and sometimes the controller belong to the building's system. Before changing anything, ask building management:
- whether resident-fitted thermostats are permitted;
- the system type (2-pipe or 4-pipe) and the valve actuator specification;
- whether the existing controller is linked to a building management system or to cooling metering.
Tenants: the unified Ejari tenancy contract does not allow modifications without the landlord's written approval. Get that approval in writing and keep the original controller, so you can refit it when you move out.

Frequently asked questions
How do I know if my apartment has fan-coil AC?
If a wall controller sets the fan speed and temperature, and the air comes from ceiling grilles rather than a wall-mounted indoor unit, you most likely have a fan-coil unit.
What is the difference between 2-pipe and 4-pipe?
A 2-pipe system has one coil and one valve and supplies either cooling or heating. A 4-pipe system has separate chilled and hot water circuits, usually with two valves. Check the datasheet to see which configuration a thermostat supports.
Can I use a gas boiler or underfloor heating thermostat for my AC?
No. Fan-coil cooling needs a thermostat with fan-speed and valve outputs, such as the BeOk AC4 models.
Does the BeOk TGT70WIFI-AC4 work with an app?
Yes. It is controlled with the Tuya / Smart Life app over Wi-Fi.
Will the thermostat fit my UAE wall box?
UAE walls typically use square BS 4662 boxes. Check the thermostat's dimensions and fixing centres against your box before ordering.
Who should install it?
A qualified electrician, following local authority rules such as those of DEWA, ADDC/AADC or SEWA. In district cooling buildings, ask building management first.
