Smart Home for Renters in Dubai: No-Rewiring Upgrades

You can make a rented flat in Dubai noticeably smarter without touching the wiring. The trick is knowing which upgrades are removable and which need your landlord's written approval first.

Short answer: Tenants in Dubai can add smart bulbs, Wi-Fi IR remotes for air conditioning and some retrofit smart locks without rewiring. All of these can be removed when you move out.

Anything that changes fixed wiring needs your landlord's written approval and a qualified electrician. That includes wall switches, relays and wired thermostats. This guide is practical information, not legal advice.

If you rent in Dubai, the safest smart home is one you can unplug, unscrew and take with you. Smart bulbs replace the bulbs already in your fittings. A Wi-Fi IR remote controls your split AC the same way the handheld remote does. Some smart locks fit on the inside of the door around your existing lock. None of these touch the building's wiring.

Hard-wired devices are different. Smart wall switches, in-wall relays and wired AC or fan-coil thermostats all change the fixed installation. Before you do any of these, get written permission from your landlord. The work must be carried out by a qualified electrician following the local authority's rules (DEWA in Dubai, ADDC/AADC in Abu Dhabi, SEWA in Sharjah).

What the tenancy contract says about modifications

The unified Ejari tenancy contract used in Dubai does not allow the tenant to make modifications to the property without the landlord's written approval. In practice, ask before you drill, replace a fitting or change anything connected to the electrical installation. Get the answer in writing, by email or as a signed note.

Points worth checking in your own contract and with your landlord or agent:

  • Whether replacing light bulbs or adding battery-powered sensors counts as a modification (usually it does not, but ask if unsure).
  • Whether you may drill or use adhesive on doors and walls.
  • Whether you must restore the original fittings when you leave.
  • Who keeps any upgrade you install: you or the landlord.

This is general information only. If anything in your contract is unclear, check with your landlord, your agent or a legal adviser.

No-wiring upgrades

These upgrades use existing fittings, batteries or a power supply. As long as you keep the original parts, you can reverse them.

Smart bulbs

A smart bulb is the easiest upgrade. The Luxion 9W E27 RGBCW smart bulb (from AED 45) is dimmable and connects over Wi-Fi and Bluetooth. You control it from the Smart Life / Tuya app, Amazon Alexa or Google Home.

Before ordering, check two things:

  • That your fittings take an E27 screw base.
  • That the wall switch stays on, because a smart bulb cannot respond when its power is cut.

You can see more options in our smart bulbs range.

Wi-Fi IR remotes for air conditioning

If your AC came with a handheld infrared remote, a Wi-Fi IR blaster can usually send the same commands from your phone. Typical uses are pre-cooling the flat before you get home and setting schedules.

IR only works with appliances that use an IR remote. Many apartments with central or district cooling have a wired wall thermostat instead of a handheld remote. If that is your setup, an IR blaster will not help, and the thermostat section below applies. Also check how the IR unit is powered and what plug or cable it uses before you buy.

A note on plug-in devices

Most UAE homes have Type G (BS 1363, British-style) sockets. Our wall sockets and most of our smart plugs are European Schuko (Type F), so they will not fit a Type G socket directly. For any device that plugs in, check the plug type on the product page before ordering.

Upgrades that need an electrician and approval

These devices connect to the fixed wiring. Get written approval from your landlord first. Then have a qualified electrician install them according to DEWA, ADDC/AADC, SEWA or your local authority's requirements.

  • Smart wall switches and relays. Replacing a switch means working on mains wiring. Some wireless switches, such as Luxion's battery-free kinetic switches, need no wiring themselves. However, they pair with a Luxion kinetic relay, and that relay does have to be wired in.
  • Wired AC and fan-coil thermostats. The BeOk TDS21WIFI-AC4 (from AED 238) is a programmable Wi-Fi thermostat for HVAC fan-coil systems. It controls fans and valves based on room temperature. The BeOk TGT70WIFI-AC4 is a wired AC thermostat controlled through the Smart Life app. Both replace an existing wall thermostat, so the electrician should first confirm compatibility with your fan-coil system (for example 2-pipe or 4-pipe). Browse the Wi-Fi thermostats category for other models.
  • Wall-mounted sensors and sockets in glass frames. These mount in back boxes and are wired, so they need the same approval and an electrician.

Retrofit smart locks: keep the landlord's cylinder

A front-door smart lock is one of the most useful upgrades for renters. Ideally it should leave the landlord's lock untouched. Some smart locks fit on the inside of the door over the existing cylinder. Others come with their own cylinder.

  • The Nuki Smart Lock Go (from AED 643) offers phone or smartwatch locking, auto lock and unlock, and up to 200 users.
  • The Nuki Smart Lock Pro 5.0 (from AED 1,161) has a faster brushless motor and up to 9 months of battery life.
  • The Yale Linus L2 Gen 2.0 (from AED 1,119) has a rotary knob, app control and a magnetic sensor.
  • The Nuki Smart Lock Ultra comes with a universal cylinder included, which means swapping out the existing cylinder.

Before buying, check the following:

  • Which type of cylinder and lock your door has, and whether the model you want mounts over it or needs its own cylinder.
  • Whether installation needs drilling or adhesive, and whether your landlord agrees in writing.
  • That building management will still have the access they are entitled to.

If you do replace the cylinder, store the original and all its keys safely so you can refit it. See the full smart locks range for accessories such as keypads and door sensors.

Taking it with you when you move

  1. Keep every original part. Bag and label the bulbs, the cylinder and keys, and any thermostat or switch that was removed.
  2. Remove access. Delete shared virtual keys and user codes from your lock app before handing over the keys.
  3. Reset and remove devices. Factory-reset each device and remove it from Smart Life, Alexa or Google Home so the next occupant cannot see or control it.
  4. Restore wired items properly. Have a qualified electrician refit the original switches or thermostat, unless your landlord has agreed in writing to keep the upgrade.
  5. Document the condition. Take photos of fittings and doors after restoring them, for your move-out inspection.

Frequently asked questions

Can I install smart home devices in a rented flat in Dubai?

Yes, if they are removable, such as smart bulbs, IR remotes and some retrofit locks. The unified Ejari contract requires the landlord's written approval for modifications, so ask before changing anything fixed. This is not legal advice.

Do I need an electrician to fit a smart bulb?

No. A smart bulb screws into an existing fitting. Check that the fitting takes the right base (for example E27) and keep the wall switch on.

Can I control my split AC from my phone without rewiring?

If your AC uses a handheld infrared remote, a Wi-Fi IR remote such as the Luxion LX-BG-S06 can usually send the same commands from the Smart Life app. AC systems controlled by a wired wall thermostat need a different solution.

Who can install a smart thermostat or wall switch in a rental?

Only a qualified electrician, following the local authority's rules (such as DEWA in Dubai), and only after you have the landlord's written approval.

Will your smart plugs fit UAE sockets?

Most of our smart plugs and all our wall sockets are European Schuko (Type F). UAE homes mostly have Type G (BS 1363) sockets, so check the plug type on the product page before ordering.
